はじめに
1946年開業し2023年2月に閉店した新丸子駅前の文房具店「小島屋」。ビルそのものを建て替え、新たな建物には店舗と共同住宅が入ることが発表されていました。新丸子駅徒歩30秒、武蔵小杉駅も徒歩7分程度と好アクセスな物件について、くわしく調べてみます。
小島ビル物件情報
- 敷地面積：242.25m2
- 階数：地上8階
- 用途：店舗・共同住宅（ワンルームではない）
- 住戸数：23
- 完了予定：令和7年1月17日
- 住所：〒211-0005 神奈川県川崎市中原区新丸子町741
- 駅からの距離：新丸子駅目の前。徒歩30秒。
2025年1月に完成予定ということで、完成が近づいています（撮影日2024年8月）。
駅から小島屋マンションまで歩いてみた
歩くも何も駅から目の前の徒歩30秒。

左上に屋根が見えます。これは東急線新丸子駅の屋根です。写真をご覧の通り、本当に目の前です。徒歩30秒です。
小島屋マンションに隣接する建物について
タテベビル
駅から見て右側（建物からみて左側）に隣接するのは、1階にタテベ薬局が入居する「タテベビル」。こちらのビルも年季が入っており、将来的に建て替えの可能性もあります。テナントは、薬局・パーソナルジム・塾と落ち着いたもので、飲食店はありません。
岡埜栄泉（おかのえいせん）
岡埜栄泉（おかのえいせん）新丸子店は、和菓子を販売する老舗で、特に「大福餅」や「どら焼き」で有名。人気の「豆大福」は、ふっくらとしたもち米と上質なあんこが絶妙なバランスで、ファンが多いです。こちらのビルは比較的新しいので、建て替えることはないと思います。
小島屋マンションに隣接する建物は、いずれも大人しめのビルになっていますので安心できると思います。
ハザードマップ
多摩川から距離が近いということもあり、気になるのが多摩川氾濫による影響。ハザードマップでリスク情報をチェックしました。
この場所では、最悪の場合、洪水による浸水が発生してその深さが50センチメートルから3メートルになることが想定されています。これは床上浸水に相当する深さです。水害発生のおそれがある場合には、浸水が想定されない場所へ早期に避難することが必要です。浸水が解消するまで我慢でき、水や食料などの備えが十分であれば２階以上の屋内で安全を確保することも可能です。避難場所や避難経路などについてはお住まいの地域のハザードマップをご確認ください。
多摩川が近いエリアでは一般的な案内でした。建物2階以上であれば、最悪の状況はしのげそうです。
